Choosing the Right Buying or Selling Agents

Anyone looking to buy or sell a home will probably interact with several buying or selling agents. These are specially trained professionals who are well aware of the legal issues surrounding real estate and who also know all about property values and the current local market.

Do you have to work with a buyer or seller’s agent? No, but it is remarkably helpful to have such a strong and helpful ally during such a serious and often complicated process. There are all kinds of deadlines and issues where buying and selling property are concerned, and even the most well-intentioned owner can run into serious financial and legal difficulties if they make a simple or single mistake. This is the primary reason that consumers work with real estate professionals.

How do you choose the right agent for your needs? First you have to make sure that you are working with someone experienced in your region. You must also ensure that they are not working for both yourself and the opposite party. Though this is perfectly legal it can often cause a serious conflict of interests. How is that? Well, a buyer’s agent who is also working for the seller is under no obligation to help the buyer negotiate the lowest price possible, even if they know that the seller is willing to go lower. Why would such an individual keep this information to themselves? Agents work on commissions and it is often in their best interest to get the highest prices on the sale, so this is a clear contradiction that is best avoided.

Before choosing an agent, many experts recommend visiting a few in their workplace, which means stopping by at an open house or having them take you to a few places they believe meet your interests. This can show you if everyone is “on the same page” or if the agent is not going to be a suitable match.

If you are looking for a seller’s agent, be sure that they will utilize as many marketing options as possible, including the company’s website, open houses, classified ads and nicely printed glossy flyers. When choosing a buyer’s agent, be sure that they are well aware of the pre-qualification dollar amounts and that they have experience with homes in your particular price range.

All agents should provide their clients with contracted arrangements that indicate their fees or commissions and what the actual terms of the sale or purchase will be, where they are specifically concerned.
