Home Appraisals
When a property owner decides to sell their home or commercial building, they will usually seek the assistance of a real estate professional. Quite often this person will recommend a series of activities intended to benefit the seller in many ways. They might recommend some minor cosmetic work on the structure or the property, they might have an inspection done on the home, or they might have a formal appraisal performed to make sure the asking price is realistic and fair.
Are home appraisals really all that important? Absolutely! They are not simply something done by banks and tax assessors in order to establish a fixed price on a home or building, but are also a great tool for someone buying or selling a home as well.
Using Appraisals
Before entering into any formal conversation about home appraisals, however, it is important to distinguish between simple appraisals and formal appraisals. Only licensed professionals can provide an appraisal that is accepted by a bank or lending agent. This means that if someone interested in selling or buying home or property wants to get the best price possible, they should work only with a licensed and experienced appraiser.
In addition to licensing, however, the individual might also want to consider using a local appraisal firm as opposed to one from out of town. Although the cost of home appraisals is often a deciding factor in which firm or provider to use, if someone is not familiar with a town or city's various neighborhoods, they may not deliver the most accurate appraisals possible.
Location and Looks
Not all of a home's value will rest in its condition and overall appearance, but will also come from the sale prices of homes in its surrounding neighborhoods and the general value of the properties within a certain radius.
For example, if the homes in one neighborhood are a bit run down and selling for lower costs than those in the adjacent neighborhoods or streets, the lower sale prices and values will actually bring down the overall average for the entire area. Home appraisals should take such things into consideration, and if they don't the pricing may not be valid.
Choosing an Appraiser
When choosing someone to perform home appraisals then it is a wise idea to work only with those who are licensed and familiar or experienced in the area. Many real estate professionals have a list of 'regular' providers with whom they frequently work, and it is usually a good idea to choose from such a list.
